The industrial revolution that began in the 1900s has triggered a massive habitual change in consumer behavior. The more we extract from earth, the more consumption we strive for. And in doing so, we have harmed, and even permanently damaged, the land, water, and air around us.
The imbalance between humans and biodiversity is apparent. The mindless consumption of resources from mother earth has caused some natural species to permanently disappear from earth. Flora and fauna, that once thrived, are quickly disappearing. Humans are consuming and living in the same waste and imbalance they once created. Cities turning in smoke chambers, hazardous contamination of water bodies, and mindless production consumption cycles are a ticking expiry for human survival.

Our Inspiration - Shoonya
Shoonya—a self-discovery by Amit Rao—shaped the core philosophy of GPP One. It inspired a community designed for intentional living, where every space promotes clarity, calm, and meaningful connection with nature. Shoonya’s essence translates into GPP One’s lifestyle design: sustainable architecture, regenerative landscapes, and a rhythm of living that prioritizes well-being over excess. The result is a mindful, eco-conscious habitat where residents experience a life that’s simpler, healthier, and deeply in tune with the environment.
Amit Rao - The Visionary and Founder
When business meets nature, transformation happens.
Rao began as a successful business leader, but his deeper calling emerged from the outdoors. What started as curiosity soon grew into expertise—shaping him into an agriculturist, an architecture enthusiast, an ornithology follower and, above all, a passionate advocate for nature-led living.
As Group Director of the Rao Group of Companies, Amit’s journey took a personal turn with Shoonya—his farm and nature-living retreat built slowly and deliberately over five years. Designed in collaboration with an architect friend, Shoonya became more than a home; it became a source of inspiration, and eventually, conversations.
When people around him started seeking guidance on sustainable spaces, Amit realized Shoonya wasn’t just his personal project—it was a model worth sharing. That thought led to the birth of Green Panther Properties (GPP).
Today, GPP is his way of bringing the values of coexistence, sustainability, luxury and aesthetic living to a larger community—making nature not just a backdrop, but a way of life.
Kaustubh Mankodi - The Architect
Designing with nature, not around it.
Kaustubh Mankodi is a well-known landscape architect from Ahmedabad, recognised for his thoughtful approach to architecture and landscape design. His work spans a wide range of projects—including farmhouses, private residences, hotels, and large-scale landscape developments across Gujarat, Rajasthan, and Karnataka.
With over a decade of practice, Kaustubh has cultivated a deep understanding of climate-responsive and nature-sensitive design. A strong believer in creating spaces with nature and for nature, his signature lies in minimalism, restraint, and ecological harmony.
It was this shared philosophy that first connected him with Amit Rao six years ago. Since then, they have collaborated closely—first on Shoonya, and now in shaping the vision of Green Panther Properties.
